DECENTRALISED HEATING: industrial hot water boiler plants
Turnkey heating solutions and plant engineering
ESTEU engineering company delivers advanced, custom-designed engineering solutions to achieve the highest level of energy independence for your business. We handle full-cycle boiler plant engineering and construction, developing each highly optimized turnkey boiler room inside the facility or as an attached annex to fully secure your production against central grid supply risks.
We build durable, energy-efficient heating systems designed for continuous, high-performance operation. By managing every stage of building a modern industrial heating plant and tailoring each industrial boiler room to your needs, we deliver reliable systems that guarantee long-term operational safety.
How Modern Industrial Heating Plants are Built
Heating system design
This is the most crucial stage of engineering. Professional boiler room design ensures that the 'paperwork' is put in place correctly.
- Development of complete design documentation in strict compliance with Ukrainian State Building Codes (DBN) and international EN standards.
- Seamless Local Compliance: We handle all regulatory alignments and technical approvals with state authorities and gas distribution networks, eliminating bureaucratic delays.
Equipment Procurement
The following items are procured in accordance with the project specifications for each industrial boiler plant:
- Boilers and burners.
- Pump unit and heat exchangers.
-
-
Construction and installation works
Here, the project takes shape in metal and concrete. Our team performs expert boiler plant installation:
- General construction work: Preparing the foundations, erecting walls or installing a modular unit.
- Equipment installation: Boiler installation, pipework, welding work.
- Chimney: Installation of flues based on aerodynamic calculations.
- Electrical installation: Power connection and installation of control panels.
Boiler commissioning and testing
Once everything is assembled, the heating system needs to be 'brought to life'. Comprehensive boiler commissioning guarantees safe operation:
- Hydraulic tests: System pressure testing (high-pressure leak test).
- Burner settings: Analysis of flue gas composition to achieve maximum efficiency.
- Checking safety systems: Testing gas detectors and emergency shut-off devices.
Boiler rooms are generally classified into the following main types based on their location:
Energy self-sufficiency for your facility
Rooftop boiler plant
They are installed directly on the building’s roof or on a specially constructed base above the roof.
- Advantages: They do not take up valuable land or space inside the building; they do not require the construction of a tall chimney (smoke disperses naturally); they prevent gas from accumulating in basements (safety).
- Features: Requires enhanced soundproofing and vibration damping to ensure that residents on the upper floors cannot hear the pumps running.

Efficient decentralised heat supply
Freestanding boiler plant
They are built as separate structures at a certain distance from the buildings they heat.
- Advantages: Maximum safety; noise and vibration are not transmitted to residential or work areas; any fuel can be used (including coal or fuel oil, which produce soot).
- Disadvantages: They require the laying of heat pipelines, which leads to heat loss during transmission.
Compact design and ease of maintenance
Attached boiler plant
They share one or two walls with the main building.
- Advantages: Compact design; lower heating network costs compared to stand-alone systems.
- Restrictions: It is prohibited to build extensions to residential premises on the side facing the living rooms (extensions are usually built against blank walls or in utility areas).

Minimising heat loss
Built-in boiler room
They are located directly within the building (basements, ground floors, and separate utility rooms).
- Advantages: Minimal heat loss; savings on the construction of individual buildings.
- Restrictions: There are strict DBN regulations regarding room volume, the presence of windows (to allow the blast wave to escape) and the power of the equipment (which is usually restricted in residential high-rise buildings).
Quick commissioning
Transportable boiler plants
These are stand-alone boiler rooms in which all the equipment is housed in one or more factory-built metal enclosures (modules).
- Advantages: Extremely quick installation (delivered, connected, and up and running); can be easily dismantled and moved to another site; high-quality factory assembly.
- Applications: Residential estates, temporary structures, industrial areas.
